We had contacted Kimberly and Brian a couple years ago and told them specifically what we were looking for. We kept looking on all the real-estate sights for this one building we wanted to get in but nothing was ever for sale in the unit size and exposure we wanted. One day out of the blue Brian called us to give us the heads up on an available unit. It was overpriced. Brian was able to negotiate with seller to a price we were willing to spend. We feel lucky we got that call from Brian just at the right time and he was able to make the deal happen. It all went so smoothly. Closed it up in a couple weeks. Everyone is happy. Kim made me feel like I was always top priority for her as I searched for a house. She was always enthusiastic even though we ended up looking at over forty houses before finding the right one. I felt like she wasn't just trying to make a sale but cared about helping me find the house that was the right fit.

From the moment we met him, Brian said he had a plan to sell our home. We had an idea of how much we could get for our home based on neighborhood sales; he said we could get more by using a different strategy. He gave us specific advise for decluttering, removing items, and staging our home and minor aesthetic improvements. It was hard work prepping our home but it was worth it. He and Kim provided small staging items and helped with minor decorating to make our home perfect. We received 16 offers after 4 days on the market. We ultimately chose an offer significantly over asking price that waived a number of conditions making for a fast sale. I would recommend Brian to anyone without hesitation

I have worked with many Real Estate agents over the years. Kimberly and Brian are by far the best agents I have ever worked with. They are honest and knowledgable on the local market. They are experts in pricing (even when we did not agree at first, they had done their homework and we agreed to a fair sales price). I was always able to reach them by cell with excellent response time when they were unavailable. My needs were plenty during the process of negotiations. Brian took the reins several times and work diligently with the buyer first before breaking the news to me. He did a lot of negotiations on my behalf, which softened my reaction and stress. Brian has a smooth and calming manner. My closing was complicated. Tenhulzen's worked closely with me throughout the process. I am very pleased and thankful for everything these agents did for me. I would trust them with any and all Real Estate transaction and highly recommend them to everyone.

I started off using Brian Tenhulzen to look for a second home but ended up listing our current home with him. While we were using him on the search, he never tried to up-sell us or show properties that was above our price range or outside of the areas we were looking at. When properties came on the market he told us immediately and was able to show us them the same day. When it came to selling, its the first time I felt I received the value of a full service broker. His expertise helped us get a price better than I was expecting and made it worth using him over some of the larger real estate firms. And the price more than offset the savings I would have received from using a discount home selling service.

Outstanding realtor! I met Brian on a Friday to look at some homes. The second home we saw that day was going to have an open house showing on Sunday and would accept offers on Tuesday. There were multiple competitive offeres and mine was not the highest but Brian worked with the seller's realtor, a mortgage company to get a quick turnaround on an approval letter and they agreed with him that my offer was the one they should go with. I'm not sure if I would have been able to acquire the home if I had a different realtor as we is well connected in the field and make things happen without passing the stress on to the buyer. I could not ask for anything more than that!

Kim was an amazing agent to have, she really listened to what we wanted in a home and helped us find exactly what we were looking for. We wanted an equestrian property with a nice barn and house that was near arenas and trails. Kim has lots of personal equestrian experience and was able to apply that to helping us get the perfect home. I would definitely recommend her to anyone that wants a great buying experience.

I worked with Brian for over a year to find the right property that will fit my lifestyle and overall financial goals. While I don't recommend taking this long to find a home, he was obviously very patient to figure out what I was looking for. We even backed out of one home. At the end of the day, the reason why I would choose Brian and recommend him is that he is very down to earth, genuine, and isn't just your realtor...he becomes a great friend that is looking out for you and your best interest...and that is a level of trust and loyalty that is hard to find.

We had to move from NY to WA. First Kimberly looked at pictures of our home and made suggestions on things we could do to improve our chances for a quick sale, talked to local agents, checked comps, and suggested a listing price. We used all her suggestions and the house sold the first day it was on the market. She spent time talking to us so she understood our needs and began sending us listings the month before my trip to WA. Since I only had one week to look in WA she had showings set up for as soon as I arrived. She did not waste my time showing me inappropriate choices. She took lots of pictures of the homes I considered definite possibilities to send to my husband since he was unable to make the trip with me. In that week we found the perfect house, she negotiated the contract, had the house inspected, finalized the contract and a closing date set before I left that week to return to NY

I have bought 4 homes from Kimberly and all 4 experiences were amazing! She is very sweet, has great follow through, does her homework, and has great finesse with working out what you need and want. Kim listens, has great style and works hard. I highly recommend Kim!

I have done a number of inspections over the last several years for clients of Kimberley and Brian. Those clients have been well served by having "Team Tenhulzen" working for them. From what I've seen, Kimberley and Brian look after their clients as if they were family members or close friends, rather than just a business transaction. I've consistently seen them conduct themselves more like trusted family advisors than salespeople in search of a commission. I've seen too few of the former, and too many of the latter. Having grown up in, and run, a remodeling company, Brian has a depth and breadth of experience and knowledge that helps the clients better understand and respond to whatever issues may be discovered during their inspection. I think that gives the clients a lot more confidence in their decision.

Amazing on every level. Exceeded all of our expectations!! Their negotiation skills are beyond impressive. They are both extremely responsive and make you feel like you are there only client. Brian is the best realtor we've had the pleasure of working with, and we highly recommend him to anyone in the market for buying or selling a home. He actually helped us do both - find our next home in Sammamish and sell our condo in Bellevue. He is very knowledgable and experienced in all aspects of the process - construction quality (from his days as a contractor/remodel expert), lending process and challenges (of which we had quite a few), inspection hurdles and resolution in a timely manner. It is hard to fathom that you are the only client he has, but that is how it feels given his responsiveness and attention to your needs as a client. Brian is good people in general and we hope to be in a position to use him as our realtor again.
