I rated Phillip's services five stars because he did an outstanding job. I would highly recommend Phillip as he is resourceful, honest, responsible, and effectively handles difficult situations. Phillip is a great realtor and very pleasant to work with. I recently purchased a condo in Rancho Bernardo area. Phillip was quite knowledgeable about the area and the marker, and did a research for every property I submitted offers for. With Phillip I felt confident that I was offering the right price, and as I result I am very happy with my new home. Phillip has strong communicational skills; he kept me updated on everything that was happening with my sale. He successfully communicated with the seller's agent, lender, and escrow in an efficient way to ensure that everything went smoothly. He was easy to reach, and would return my numerous calls, texts, and e-mails promptly.

As a fairly new resident in San Diego, I had no idea where to start when buying my 2 bed/2 bath condominium. Phillip has made the whole process easier and in fact enjoyable experience for me. I cannot say enough positive stuff about Phillip! He is very knowledgeable about San Diego locations, extremely patient and listens to every ask/concerns that I had. While he helped me see the pros & cons, he never pushed me to make a decision on any property. He made sure that I was comfortable before I made any decisions. Even when I changed my mind couple of times as to which location and my budget, he was happy to accommodate the changes and would take me to see the right places. I travel so much for work and at times I’ll be gone for weeks, Phillip would keep me posted on new properties and the market in general via email and phone calls/text. Phillip is a fantastic communicator and always available whenever I needed him. Even when he was out of town, he searched for open houses and let me have the addresses so I can go and see them, and he checked-in via email if I needed him to do anything, so dedicated and professional. When I finally found what I was looking for, Phillip did extensive research on the comparable properties and helped me made a reasonable offer. Once we locked escrow, Phillip was extremely helpful and reviewed the paper works with me, highlighting any concerns/red flags. He also recommended someone to do the inspection for me, who was very detailed. Phillip ensured everything that was highlighted in the report was addressed, before we signed the final paperwork. We closed on Tuesday 7/18 and I have my keys to my new home! I cannot thank Phillip enough for going above and beyond, and I would definitely recommend him to family/friends and anyone I know. Where to start! I've known Phillip personally for a few years and choosing him as my agent when deciding to sell my Pacific Beach townhouse was a no-brainer. I was blown away by his professionalism, his knowledge, and his ability to make things happen effectively and efficiently. From bringing in the right pros to install carpet and paint, to having the home staged beautifully, to dealing with needs and demands of the buyer - Phil made everything as easy as possible on me. The home looked beautiful and sold for a record setting price within days of being listed. I couldn't have asked for anything more from my agent and am unbelievably happy with how everything worked out. Buying our first home was really exciting but stressful at the same time, but luckily Phillip helped and answered all our questions. Where to even begin! Finding Phillip felt like finding a needle in a haystack. Being an OCD planner, I spoke to multiple realtors and no one was remotely as helpful or responsive as Phillip was from the start. I started working with Phillip 4 months before my actual move (from Miami, FL to San Diego). He was so patient with all of my OCD questions, and set me up with easy access to view listings as my apartment search/move date approached. When the time came to view listings, I was flying into San Diego the morning of our appointments. When my flight was 3 hours delayed, not only did Phillip reschedule ALL of our appointments to accommodate but picked me up from the airport so I wouldn't have to worry! Once I chose the listing, Phillip worked diligently to help finalize everything as quickly as possible and made sure that all of my requests were accommodated. All in all, I am beyond thankful to have found Phillip!! He will surely be the name I pass on to any friends/family looking for a new home and will be the only one I call when it comes time to move again. Thank you again Phillip, you are the best!!!

This was my second time using Phil, he had helped me buy my first condo a little over two years ago. When I decided I was ready for a bigger place I reached out to Phil. Selling and buying a new place is tricky and can be very stressful. Fortunately, I had Phil to guide me through the process and man did he deliver. Phil proposed an excellent sale strategy that resulted in multiple offers within the first 48-hours. Not only did we successfully close on my new property with a sale contingency attached, we sold my previous property for $6K over our asking price. Even after we closed, after we moved, Phil stood by to make sure everything was satisfactory. Bottom-line, if you're looking for a dependable, experienced agent, Phil's your guy!

Phillip has successfully handled the sale of my condo in UTC. Phillip was great to work with as he has a lot of industry knowledge and kept me informed during the whole selling process. Almost on a daily basis he would let me know the status of buyers seeing the home. I wouldn't ever consider buying or selling a home with anyone else in the greater San Diego county area. Our expectations were always exceeded and our needs always anticipated. My brother and I were looking to buy a single family home in Clairemont as our first rental property. My brother did not reside in the San Diego Area and only met Phillip once during the initial process of picking out a home. Philip was well aware that once he flew into SD we were not going to have a lot of time. He spent half a day driving around to 7 different houses and printed all of the information on these homes for us. He was always well prepared and courteous to our time. I never felt that I was waiting on him; he was always prompt and ready to go. He always kept our best interest in mind and was so helpful in finding a house within our price range. He has a lot of knowledge of the area and within this industry. He had a person or a company recommended for every step of the way: home inspector, plumber, electrician; anyone you need Phillip knows a great person that will get the job done for you. Phillip was with us from start to finish. We found a house together and we closed the deal and even after all this, he is still calling and checking up on us and the house. He is truly invested and cares about the people he works with. I never felt that he was just pushing us to buy, just so that he could make a profit. Even now that we’ve purchased the house, I’m still calling Phillip for anything I need pertaining to the home and he is still as responsive and quick to communicate as he was when we met him. Phillip is a pleasant man to work with and I would recommend him to anyone looking to buy or sell in California.

Phillip is an outstanding agent. As a first time home buyer, he walked me through all steps of the process with patience and professionalism. Since we were not able to buy initially, he first helped us locate a fantastic rental in a great neighborhood where we would later buy. He listened carefully to our needs and identified properties that met them. He is trustworthy and attentive. He was in constant communication with me throughout the process, including when we had doubts or questions, some of which may have seemed trivial. He provided invaluable advice as well about important considerations regarding areas in which to buy, when to to buy, remodeling costs and negotiation strategies. Phillip Saenkov was my Realtor for a 2 bedroom condo that I recently sold. Couldn’t find a more professional person for the job. I live on the east coast and the Condo was in San Diego so there were times where Phillip went the extra mile for me in small issues that came up especially with scheduling and monitoring repairs.
